Why Your Concrete Driveway Is Flaking Apart This Summer and What to Do About It

You step out to grab the mail and notice it: little chips and flakes of concrete scattered across the driveway like gray confetti, with shallow pockmarks where they used to be attached. That’s not just wear and tear. It’s called spalling (or scaling, if you want to get technical), and August heat has a funny way of making it show up right when you’re outside enough to actually notice.

What’s Actually Happening

Spalling is the surface layer of your concrete peeling, flaking, or popping off in thin chunks. The damage almost never starts in summer, though. It’s usually the result of last winter’s freeze-thaw cycles, when water seeped into tiny pores in the concrete, froze, expanded, and cracked the surface from the inside out. Come summer, the heat and UV exposure finish the job, drying out and loosening whatever was already weakened.

Deicing salt is a huge accelerant here. If you or a previous owner used rock salt to melt ice, that salt worked its way into the concrete and made the freeze-thaw damage worse. Poor curing when the driveway was originally poured, weak concrete mix, or a slab that was finished too early after a rain can also set the stage for spalling years down the line. None of this is really your fault in the moment, but it is something you can stop from spreading.

Fixing the Damage You Already Have

Small, isolated spalled patches are genuinely doable as a weekend project. Here’s the general order of operations:

  • Clean out the damaged area with a wire brush or pressure washer to remove loose debris and dust.
  • Let it dry completely. Concrete repair products don’t bond well to damp surfaces.
  • Apply a concrete resurfacer or bonding patch compound. Something like a polymer-modified concrete resurfacer works better than a plain patch mix because it’s designed to actually bond to old concrete instead of just sitting on top and popping off again.
  • Feather the edges so the repair blends in instead of creating a new lip that catches your shovel or a stroller wheel.
  • Cure it properly, meaning keep it damp and out of direct blazing sun for the first day or two if you can manage it.

For driveways with widespread spalling covering more than maybe 20-30% of the surface, patching becomes a game of whack-a-mole. At that point you’re better off talking to a concrete contractor about a full resurfacing overlay or, if the slab is structurally compromised, replacement. Stopping It From Coming Back

Once you’ve patched what’s there, the real move is prevention. A quality penetrating concrete sealer applied every couple of years blocks water from soaking into the pores in the first place, which cuts off the freeze-thaw cycle before it starts. A silane/siloxane penetrating sealer is the one to look for specifically, since it soaks in rather than forming a surface film that can peel.

Beyond that, skip the rock salt this winter and reach for calcium magnesium acetate or sand for traction instead. Make sure water isn’t pooling on the driveway or draining toward it from your gutters, since standing water is basically an invitation for freeze-thaw damage. And if your driveway is under five years old and already spalling badly, it’s worth asking whether it was finished correctly in the first place. Sometimes flaking concrete isn’t a maintenance problem at all. Sometimes it’s a warranty conversation waiting to happen.
